A-RO EV9801.o0
Ms. Debra Bloorn, P.E.
Assistant Public Works Director
City of Roseville
660 Civic Center Drive
Roseville, MIST 55113-1899
Dear Deb:
e reviousl provided some information regarding the traffic impacts of the proposed Lyndale
 l
Garden Center in the existing HOM building on Oakcrest Avenue just west of Snelling Avenue. The
far g
City Council discussion led to some additional questions. This letter is to answer those questions.
We g
have again reviewed the traffic forecast for volumes for a design day. we have forecasted
between 400 and Soo vehicles per day on a design day, and assured 450 for numerical analysis.
This was done based on references to the Institute of Transportation Engineers data and on data we
s
have obtw'ned from other nurseries. we have since obtained some specific data from Lyndale
Garden Centers which confirms the design day volume 450 is reasonable for analyses.
The month of May is traditional) the heav1est month for businesses of this type. we anticipate that
T y y
there will be several days in May when the 40 vehicles per day are exceeded, primarily on
Saturdays. However, exception with the a tion of possibly parts of April and June, the rest of the year will
p
less than the design volume. Based on information, approximately one third of all business in
see
he nurse center is done in May. Conversely, January does approximately five percent of the May
t .
volume or between one and two percent of the annual'business. Excluding May and January, we
would anticipate a typical design day would be more in the neighborhood of 325 vehicles per day.
yp g y
We have tried are this land use with others which may be permitted in a Limited Business
_ r to compare
District(B-1). his an exam lea a 10,000 square foot general office building would generate betwees p
130 and 150 vehicle trips per day with approximately 20 in the p.m. pear hour. However, it appears
that the site could support larger office building and still have sufficient parking. If the building
g
were doubled in size the traffic volume on an average day would be between 260 and 300 vehicle
per day. These would be an average throughout the year and would be fairly consistent
trips p . -. volume because of the
re afdl-6ss of season. These would also gen, rate a somewhat higher peal voI u
g
orientation of the office to formal starting and finishing times. A 10,000 square foot medical office
g
building
would have an average of over 360 vehicle trips per day and if expanded to 0,000 square
1d generate to 720 vehicle trips per day with approximately 75 in the p.m. peals hour.
feet eou g p
SHORT LLLJOTT
J--ENDRIC SON INC.
