PF2986 <br /> L0 Requested Action <br /> 1.1 Jim and Deb Shreier dba Charles cabinets are requesting the final approvals of their <br /> Planned Unit Development Agreement and final approval of the zoning snap change from <br /> ;'R-1:" single family to a business based planned unit development. Their property is <br /> located at 3090 Cleveland Avenue Forth and consists of 2 parcels with a total land area of <br /> approximately 36,225 s.f. <br /> 2.0 <br /> 2.1 In October, 1999,the Planning commission(after the required public hearings) and the <br /> City council approved a Comprehensive Plan Map Amendment for the Schreier property <br /> from Low Density Residential to Business, and also approved the concept plans for a <br /> rezoning map and use amendment from "R-1" to the concept for a business }used <br /> planned unit development,The businesses allowed within this PUD include the cabinet <br /> shop that exists (and will be expanded on the site, if approved) and uses normally <br /> permitted in a"E-1"zone as the base zoning for the site.The typical "B-1"uses expected <br /> on these small parcels are business and professional offices,medical and dental services. <br /> 2.2 The Planned Unit Development Agreement (draft attached) for the site includes the <br /> specific requirements that development within this PUD must meet. <br /> 3.0 <br /> .1 The staff has warped with the Schreiers on this project for the past year. After <br /> thorough review of alternative plans to move their business or expand on the site <br /> with strict site control conditions, they chose the Planned Unit Development <br /> approach.It limits development to specific uses within the 10,000 s.f building and <br /> to building design, materials, parking, landscaping, signage, site and utility <br /> development that they have agreed to in the document for the southern parcel.At <br /> some fixture date,the northern parcel could be redeveloped alter the Schreier home <br /> is moved off site. The final plans for the building on the southern parcel are <br /> PF2986-PCA(02-08-99)-Rage 1 of 4 <br />
