5. Cost break comparison.
• This was provided in the 10115101 request for City Council
discussion/direction, however, the actual numbers will vary after having met
with the contractor to clarify work. Also, two items from the contractor are
estimates:
° Roof plywood replacement is a square footage price as just how much
plywood requires replacement is unknown (replacing first row of plywood
on entire structure would be approximately $825).
° Draining the pool of stagnant water, mud, dead animals and cattails as
well as trimming back brush (mainly to gain access to structure to work on
it) is estimated at $2360. This we could cut off at any point of our
choosing (this item was included in original abatement hearing).
6 Why does this property require the significant step of abatement by the city?
• The structure is in advanced state of deterioration, including:
° Some building soffits are falling off of the home.
0 Deteriorated rooting is allowing water into all soffits with resultant
damage and rot.
° Paint is worn/peeling off siding, trim and windows allowing these
elements to rot and decompose.
° Doles have been chewed into soffits with the likelihood of squirrels in the
attic doing more damage.
° A light fixture has fallen from rotted support members.
° Birds have made holes in the siding.
° A rear door was broken off its hinges allowing entry to the porch.
An outbuilding is sliding off of its foundation.
° One dead animal is floating in the pool with the likelihood of others at the
bottom (the 5' security fence is intact).
° Broken storm windows/frames are off and leaning against the home.
7. Miscellaneous
• Two other bids were higher by approximately 15-20%.
• Chosen contractor is licensed and has no outstanding unresolved complaints
registered with the Commerce Department.
• Homeowner continues to avoid contact with City staff
• Repairs will protect the homeowner's investment.
Q:ComDev/Planning Files/Pf3200/1661 5tanbridge_1 13 10 1 Update
