The addition will be within the established building line of the existing <br /> structure on the roadway side of the property; however, because the structure is <br /> non-conforming because of the setback from Mccarrons Lake, a variance is needed <br /> to expand the structure in any runner. <br /> 2,0 BACKGROUND <br /> 2.1 Robert Schroeder owns a home at 257 South McCarrons Boulevard. The property <br /> is zoned R-1 Single Family Residential District, and the Comprehensive Plan <br /> identifies this property as Lover Density Residential. Adjacent land uses include <br /> single family residential to the south across South ccarrons Boulevard and <br /> � y 1 <br /> Mccarrons Lake to the north, east, and west. <br /> 2.2 Mr. Schroeder is requesting a variance from Section 1011.0 w city Code, to allow <br /> the expansion of an existing non-conforming structure. Ir. chroedees house was <br /> constructed in 1969 and is set hack ten feet from the ordinary high water level of <br /> Ic arrons Lake. Since that tire, the City has adopted a shoreland management <br /> ordinance which-requires structures to he set back a minimum of 75 feet from the <br /> ordinary high water level of a general development lake, such as Lake I c arrons. <br /> Although the provisions of the shoreland management allow additions to <br /> nonconforming structures if the addition meets the current setback requirements, <br /> PF3053 - RCA(08/24/98) Page 1 of 4 <br />
