The City approved the <br /> subdivision of the ro arty and the creation of this parcel in 1 987. The property is <br /> p p <br /> zoned R-1 Single Family Residential, and the Comprehensive Plan identifies the <br /> p rop e rty as Love Density Residential. Adjacent land uses are Walsh Lake to the <br /> crest single family residential to the north and east, and a tiro-family dwelling to the <br /> south. <br /> fir. else y and Ms. Friedemann are requesting a variance from Section 1004.02(D), <br /> City Code to reduce the front yard setback to 20 feet and a variance from Section <br /> 1016.16 to reduce the setback from the ordinary high water level of Walsh Labe to <br /> 37.5 feet for the ur ose of establishing a building pad on the parcel.
