The property is <br /> zoned R-1 Single Family Residential District, and the Comprehensive Plan identifies <br /> this property as Low Density Residential. Adjacent land uses include single family <br /> residential to the north, south, east, and west. <br /> 2.2 Mr. Christensen is requesting a variance from section 1094.91(A), City Coder to <br /> increase the coverage of the required rear yard to 44.8%. Mr. hristensen's lot is <br /> 75' x 217' (16,275 square feet) and is occupied by a single family residence (1165 <br /> square feet) with a single car attached garage (360 square feet). The existing <br /> single car attached garage is inadequate for Mr. hristensen's storage needs.
