The property is currently occupied by a <br /> single family residence, is designated as Low Density Residential in the City's <br /> Comprehensive Plan, and is located in an R-1, Low Density Residential District. <br /> Adjacent land uses are a golf course (Midland Hills Country Club) to the south and <br /> low density residential to the north, east, and west. <br /> 2.2 Ms. Moss is requesting a minor subdivision to allow the subdivision of one recorded <br /> parcel into two parcels. The southern parcel will be 13,068 square feet (0.3 acre) <br /> in area and will include the existing dwelling on the property. The northern parcel <br /> will also be 13,068 square feet (0.3 acre) in area and will be sold for a new single- <br /> family dwelling. A certificate of survey for the proposed subdivision as well as new <br /> legal descriptions for the two resulting parcels have been submitted in conjunction <br /> with the request. The two resulting parcels will meet the minimurn, minimum lot <br /> depth, and minimum lot area requirements for an R-1 zoning district. <br /> .1 <br /> 2.3 Municipal utilities are available in Marion Road to service the new parcel. A sanitary <br /> sewer service for the northern parcel is shown on the as-built plans for Marion <br /> Road; however, a water service is not shown. A deferred assessment in the <br /> amount of $4,208-69 for past sanitary sewer, storm sewer, water, and roadway <br /> improvement projects will need to be paid in conjunction with the subdivision of this <br /> parcel. <br /> 2.4 Section 1 104.04 E, City Code, outlines the procedure for a three parcel or less type <br /> of minor subdivision. No hearing or Planning Commission review is necessary; <br /> however, a public hearing before the City Council with prior notification of all <br /> PF 3054- RCA(07/27/98)- Page 1 of 2 <br />
