The <br /> property is located in an R-2 Singie Family Residential District, and the <br /> Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br /> land uses include low density residential to the north-, south, east, and west. <br /> 2.2 Mr. Heffernan is requesting a variance from Section 1004.01 of the City Code, to <br /> allow the construction of a second accessory building and to increase the lot <br /> coverage to 76.5% of the required rear yard. Mr. Heffeman's lot is 76.5' x 267' <br /> (20,426 square feet) and is occupied by a duplex and an existing detached garage. <br /> In order to provide vehicle storage and yard equipment storage for both dwelling <br /> units, Mr. Heffernan is proposing a second detached garage.
