Proposal National Tire and Battery proposes to build a 10,970 square foot building on the site. The site plan shows parking for 57 vehicles which exceeds the City requirements for a facility of this type and size. Access will be provided to the Snelling frontage road at the current location. A crass access easement will be executed with the Knights of Columbus parcel to the south. The site will receive limited(once a week) deliveries by tractor-trailers. 'B is a specialty retailer engaged in the following activities: • New tire(passenger cars and light duty trucks) sales and installation • rape service • Shocks and strut sales and installation • Alignments and associated repairs • Custom wheels sales and installation All service work tapes place inside of the building in a guaranteed 59 minute or less. No vehicles will be left outside overnight. N'TB will be open Monday through Saturday 7:00 a.m. to 9:00 p.m. and on Sunday from 8:00 am to 6:00 p.m. Based on comparable facilities I TTB will employ 20 full and part time employees at this store. The building is constructed of 12" load baring, painted, split faced C U (concrete masonry union 1 blocks) to a height of approximately 23'-4". The ceiling height is approximately 18" -0" leaving approximately five feet of wall height for screening of roof tap mechanical equipment. The store front facing Snelling Avenue will have typical glass and aluminum store front entrance with an F.I.F.S. each side. The roof system is steel bar joist spanning up to 64' o" between the CMU galls, covered with a metal deck, figid insulation and a bitumen roofing membrane. The dumpster area is a concrete pad of 10' - 0" x 13' -4"', enclosed with g" CMU similar to the building, to a height of 7' - 4*', painted to match the building, with a 9' -4" pair of chain link fence gates, with black privacy slats. The dumpster area will be covered. All new and used tire storage is inside of the building. Vehicles being serviced enter the building on the Fast Side of the site and exit the buildin g on the south side of the building. This design will minimize the noise impact on the adjacent properties. Storm water is sheet drained to a pond along the western property line this pond discharges into the existing storm sewer located immediately north of the site in Rosebrook Park. Rate control and treatment volume requirements are achieved. Variance 'Mere are no variances required.
