Over the past few months the City received letters from three homeowners <br /> interested in selling under the program. Attached is a summary of the property <br /> facts, reap of sites and photos of each home. Each home has been inspected and <br /> meats the criteria under the program for deteriorating and substandard in size. <br /> 2.5 Of the three homes under consideration staff would rate the home at 2190 St. Groin <br /> Street as a first priority due to its present condition, the neighborhood appeal and <br /> size of,the lot. <br /> 3.0 2190 St, Croix Street Erope acts <br /> .M�F <br /> 3.1 The home at 2190 St. Croix Street is a 1 story, single family dwelling with an <br /> attached frame garage on a 7 ' x 104' irregular sized site. The property is <br /> located in R!1 zoning lest of Cleveland on the South side of the City. <br /> 3.2 The home was built in 1 948. The square footage of the home is 1,360. The <br /> home has three bedrooms, one bath and a full basement. The overall condition <br /> of the home according to Ramsey County records is average which was last <br /> updated in 1991. Due to deferred rnaintanance and according the City <br /> inspection the home is in fait to poor condition with foundation problems, <br /> buckling exterior siding and water damage. <br /> The home is owned by Daniel Boh en who is currently in a nursing home. The <br /> daughter Kathy Wyman was directed to handling the sale of the home for her <br /> fathe r Y the courts. The property pays taxes at a homestead rate and the <br /> owne(s son temporarily occupies the home. <br /> 3.4 The land has a 1997 assessed value of 1 X800 and the improvements 51, 100, <br /> Total assessed value is $82,900. It is estimated that the property is over <br /> assessed based upon the current condition of the home. Are appraisal will more <br /> accurately determine the value of the home for negotiation purposes. <br /> 4,0 ODtfons for 450 IN Countv Road B and 335 Burke <br /> 4.1 450 W Countv Road f3: This home is very small with no basement but to good <br /> condition on a very lame skinny lot. Staff would not recommend purchasing this <br /> home at this time due to the width of the lot at o' and the limited options for reuse <br /> as a site for a new home. Roseville's current standards require a minimum lot <br /> w idth of 85' for a new home.
