4.0 Proposed Modifications (Amendments are underlined) <br /> Staff has reviewed the accessory building requirements outlined in the City Code, <br /> as well as the accessory building requirements of other communities. The following <br /> is a list of City Code improvements developed by staff, which may best address the <br /> concerns in Roseville. <br /> 1 Allow each R-1 and R-2 residential pry erty to have one prima <br /> accessory building for vehicle storage, with the size to be,limited by <br /> lot area (as shown #4 below). The site could also have one seconda� <br /> accesso u bu ild i na for g and en&a rd storage, with the size not to exceed <br /> 120 square feet. <br /> 2. Require accessory buildings to be located behind the established front <br /> line of the house side or rear yard only). An exception to this could be <br /> fake-shore lots and lots with -grade differentials needing tuck-under <br /> -garages. <br /> . Require all accessory buildings to be set back five feet from the side lot <br /> line, five feet from the rear lot line, and six feet from any other structures <br /> on the property (house and other accessory building if any). <br /> 4. Limit the size of pr#mary accessory building to 5% of the required rear <br /> yard (lot width x 30' rear yard setback), ug to 750 square feet. <br /> 5. Limit height of any accessory building to 15 feet overall height (average <br /> ground to mid-point between cave and peak), with a nine foot wall her�ht <br /> (average ground to toiD of_wall). In no case shall the overall height of the <br /> accessory building exceed the overall heia ht of the principal structure. <br /> 6. Require primary structures to have the same exterior color},design, and <br /> materials as the rind al structure. <br /> 7. Comment: At some point, each lot should have a maximum impervious <br /> lot coverage of 0% to 35%. <br /> 5.0 Requested CIN council Action <br /> Provide direction to staff on accessory building regulations.
