Reducing the north side yard setback to ten feet and the south front yard <br /> setback to 25 feet will also bring the proposed building envelope in line <br /> with other parcels in the neighborhood. <br /> 3. The substandard sizes of the existing parcels creates practical difficulties <br /> in creating a buildable lot with a building envelope of adequate size for a <br /> new single family home. <br /> 4. The ro osed variances are in harmony with the general purpose and <br /> p p <br /> intent of the City's Comprehensive Plan and Tula 10 of the City Code <br /> (zoning). <br /> 5.
