The property is zoned R-1 <br /> Single Family Residential and adjacent land uses are single family residential to the <br /> north, south, east, and unrest. <br /> 2.2 Mr. Ness is requesting a variance from Section 703,04(B)(9), City code, to reduce <br /> the setback of a driveway/parking area to less than five feet in order to widen an <br /> existing driveway. The existing 11 foot wide driveway on the property is in need <br /> of replacement. As the property only has a single car garage, Mr. Ness would like <br /> to widen the driveway by 5.5 feet to provide space for a vehicle to be parked in the <br /> driveway without completely blocking the garage door. The lot is only 76.7 feet in <br /> width and the garage is located 5.5 feet from the side property line! therefore, there <br /> is not adequate space to install a parking space on the side of the garage or for a <br /> driveway extension to access the rear yard. The substandard width of the lot <br /> and the location of the house on the property creates a physical hardship, <br /> while the single car garage presents a practical difficulty for the applicant. <br /> 2.3 It is the polio of the city of Roseville to issue minor variances when there is a <br /> hardship or practical difficulty, provided the property is located in an R-1, single <br /> Family Residential District, and used for residential purposes. <br /> 2.4 Section 703.04(B)(9), city Code, states Gresidential driveways shall be constructed <br /> so that the edge of the driveway nearest to the side lot line shall be a minimum of <br /> five feet from the side lot line.` <br /> P F#3030- RCA(06/08/98)-Page 1 of 3 <br />
