Arona Hamline Neighborhood Master Plan <br /> Appendix A-2 <br /> 1. HISTORY OF ARONA-HAMLINE NEIGHBORHOOD <br /> The Hamline Shopping Center, currently occupying 6 acres, was constructed in the early <br /> 608. The strip mall, purchased by Kraus Anderson Company in the 80� has been <br /> struggling for several years since the vacation of a neighborhood grocery store and deli, <br /> its main anchor tenant, and increased competition as the retail development grew along <br /> Snelling Avenue and Fairview near Rosedale. The Center also lost its last anchor tenant <br /> Snyder Drug Store. Both of these spaces remain vacant today and contribute in large part <br /> to the 50 percent vacancy rate in the Center. Management continues to actively search <br /> for tenants for the space but is now interested in redevelopment as the future of the <br /> Center continues to remain weak. <br /> Roseville has a high demand for senior housing as noted in its Senior Market Feasibility <br /> Study conducted in 1998. Roseville is attractive for seniors due to its accessibility to <br /> services and the convenience provided by the Roseville Circulator. <br /> Roseville and the 35W Corridor Coalition Communities are also attractive to young <br /> families because of the nearness to head of household jobs, educational institutions, good <br /> elementary schools and an excellent park and recreation program. These cities have seen <br /> a tremendous increase in p o p ulation from 1990-200 1. <br /> There are over 500 multifamily housing units within a 1/4 mile radius of the Arona- <br /> Hamline Neighborhood Master Plan area. In general, the majority ofthe housing units <br /> are in good condition. Tenure is long as owner occupants stay in the homes over nine <br /> years. The units are affordable according to the Metropolitan CounciB Livable <br /> Communities Definition. <br /> The Arona-Hamline Neighborhood Master Plan area and surrounding land uses include a <br /> mix of single family, duplex, senior condominium, market rate apartments, churches, <br /> retail and office spaces. The main City Civic Center is less than 1I2 mile to the east which <br /> includes indoor/outdoor ice complex, weight training rooms, exercise oval, indoor <br /> walking track, parks, police, tine and general government services. <br /> There has been significant redevelopment and reinvestment within one mile of the Arona- <br /> Hamline Neighborhood over the past several years. The Super America gas station was <br /> tom down and a new building constructed to meet changing market demands, the <br /> apartment buildings to the west and south have completed essential improvements, the <br /> former NCR office complex was completely renovated into a multi-tenant office complex <br /> and a new restaurant was built, The strong redevelopment activity in the area shows a <br /> strong market for new product. The Hamline Shopping Center is a dormant retail strip <br /> mall that is competing with new and more accessible retail services. <br /> Appendix A-2 1o12 <br />
