Existing Comprehensive Plan and Zoning Designations: <br /> The area includes a mix of Business and High Density Residential Comprehensive Plan <br /> Designations. The Business area consists of the Hamline Shopping Center and office <br /> building. The High Density Residential designation, which allows up to 36 units per <br /> acre, includes the entire Arona site and existing Centennial Garden Apartments West and <br /> East. The Centennial Garden Apartments West and East include 188 units of apartments <br /> at 20 units per acre. <br /> The zoning includes approximately 22% SC" shopping center zoning; 26% "R -3"m tl- <br /> family/apartments; and 35% `B-1" Limited Business in addition to the 17% of land <br /> within right -of-ways and ponding areas. <br /> 3. Planning District Summary: <br /> The Arona Hamline Neighborhood is part of Roseville Planning District 3, which <br /> includes single-family homes, senior condominiums, multi-family apartments, <br /> townhomes, duplexes, three churches and a gas station. The total population in the area <br /> is 3,440, (approximately 10%of the city population). The residents'average age is 41.8 <br /> years. There are 1,764 households in the Planning District, which is approximately 12% <br /> of the city total. Seventy-eight percent of the households are renter occupied.
