4.0 PROJECT SPECIFICS:
4.1 Mr. Chierello owns property at 24 15 Dale Street. The property is zoned R- 1, Single
Family Residential, and the Comprehensive Plan identifies the property as Low Density
Residential.
4.2 Mr. Chierello desires to tear down his existing 24 foot by 32-foot (720) square foot
detached garage and construct a new 28 foot by 32 foot (896 square foot) detached
garage.
4.3 Mr. Chierello has indicated in the attached narrative his position regarding need and
hardship related to the proposed garage.
4.4 The proposed detached garage would be located further to the rear of the parcel and be
more efficient than the existing structure. The Chierello's currently do not have a garden
shed on the premises, and use the existing dilapidated garage for all their storage needs.
SECTION 1004.01A5
VARIANCE
Code Requirement House Footprint Applicant Requested Variance Requested
Accessory Building
Maximum footprint 768 sq. ft. 896 sq, ft. 128 sq. ft.
of principal structure
4.5 Section 10004.01A4 of the City Code describes the criteria under which a conditional use
permit (CUP) may be evaluated. They are as follows:
• Impact on traffic.
Impact on parks, streets and other public facilities.
Compatibility of the site plan, internal traffic circulation, landscaping and
structures with contiguous properties.
Impact of the use on the market value of contiguous properties.
■ Impact on the general public health, safety and welfare.
■ Compatibility with the City's Comprehensive Plan.
4.6 The CUP process also allows the City to impose those conditions it considers necessary
to protect the public health, safety, and welfare.
4.7 The Chierello parcel is an irregular shaped with an approximate size of 10,050 square
feet. The parcel is 75 feet in width and has a depth of 116 feet on the south and 152 feet
on the north. Residential lots located in the general area have a similar width and vary in
depth from 116 feet to 150 feet.
4.3 The Chierello principal structure (home) was constructed in 1953 and is similar in design,
size, and age to homes located to the north and along St. Albans Street. However, most
of the homes located to the south, east, and west are from the 1970's, and are much larger
and of a different design.
PF3378 RCA 441542.doc Page 2 of 7
