Property Requirement Proposal Variance 2480 Churchill Street + setback setback 4' variance 2465 Churchill Street b' setback setback 4° variance 0 BACKGROUND 2.1 All of the properties are zoned R-1, Single Family Residential. 2.2 All of the property owners were notified that their driveways are nonconforming in conjunction with preparations for a public improvement project (P-98-02.). The variances are being requested in order to allow the continuance of driveways which are set back less than five feet from the side property line. 2.3 It is the policy of the City of Roseville to issue blanket minor variances for driveway side yard setbacks in conjunction with street improvements within the community, provided the property is located in an R-1, Single Family Residential District, and used for residential purposes. 2.4 lion 703.04B, City code: states residential driveways shall be constructed so that the edge of the driveway nearest to the side lot litre shall be a minimum of five feet from the side lot line." 3.0 STAFF C2MMENTIRECOMMENDATION 3.1 Requests were received from all property owners in accordance-with City policy.
