REQuEsr FoR COUNCIL ACTION <br /> DATE. 05126/98 <br /> ITEM NO: liprm <br /> e art ent Approval: Manager roved: Agenda Section: <br /> CONSENT <br /> lt&n Description: Blanket Minor Variance Requests <br /> E F 301 - Eugene Heuer- 2480 Churchill Street North <br /> PE 3024 - .John Huppertz-2465 Churchill Street North <br /> 1.0 REQUES TED A C TION <br /> 1.1 The following property owners are each requesting a blanket minor variance to <br /> allow the continuance of a nonconforming driveway located less than five feet from <br /> the property line. <br /> Property Requirement Proposal Variance <br /> 2480 Churchill Street + setback setback 4' variance <br /> 2465 Churchill Street b' setback setback 4° variance <br /> 0 BACKGROUND <br /> 2.1 All of the properties are zoned R-1, Single Family Residential. <br /> 2.2 All of the property owners were notified that their driveways are nonconforming in <br /> conjunction with preparations for a public improvement project (P-98-02.). The <br /> variances are being requested in order to allow the continuance of driveways which <br /> are set back less than five feet from the side property line. <br /> 2.3 It is the policy of the City of Roseville to issue blanket minor variances for driveway <br /> side yard setbacks in conjunction with street improvements within the community, <br /> provided the property is located in an R-1, Single Family Residential District, and <br /> used for residential purposes. <br /> 2.4 lion 703.04B, City code: states residential driveways shall be constructed so <br /> that the edge of the driveway nearest to the side lot litre shall be a minimum of five <br /> feet from the side lot line." <br /> 3.0 STAFF C2MMENTIRECOMMENDATION <br /> 3.1 Requests were received from all property owners in accordance-with City policy. <br /> All requests included an application form, sketch of the driveway, and written <br /> approval from the adjacent property owner affected by the variance. <br /> P F 3019/3024-RCA(05/26/98)-Page 1 of 2 <br />
