The property is zoned R-1 Single <br /> Family Residential and adjacent lard uses are all single family residential. <br /> Mr. Segale is requesting a variance from Section 1004.02(D)(5), City Code, to <br /> reduce the rear yard setback to 24.5 feet. The applicant is in need of additional <br /> living space to accommodate his family and would like to construct a 15' x 22' <br /> family room addition at the rear of the existing residence. Because of the irregular <br /> shape of the parcel, the proposed addition will be setback 24.5 feet from the rear <br /> property line in one location. Mr. egale has looped at other options for <br /> constructing a family room addition; however, Because of the location of required <br /> windows and the interior layout of the house, an addition in this location is the only <br /> feasible option. The irregular shape of the parcel creates a practical difficulty <br /> for the applicant. <br /> 2.3 It is the policy of the City of Roseville to issue minor variances when there is a <br /> hardship or practical difficulty, provided the property is located in an R-1 f Single <br /> Family Residential District, and used for residential purposes. <br /> 2.4 Section 1004.02(D)(5), City code, requires a minimum rear yard setback of 30 feet. <br /> MINOR VARIANCE COMM.ITTEE <br /> 3.1 The request for the variance included the rewired application form, sketch of the <br /> property and proposed driveway, written statement from the applicant, and written <br /> approval from the adjacent property owner affected by the variance (Mr. Mrs. <br /> PF#2992 - RCA(03123198) - Page 1 of <br />
