Building height for any building on Lot 3 shall be a <br /> maximum of three stories for a mixed use project (office, service, and/or retail, which <br /> may have residential above the ground floor level) and a maximum of one story for <br /> a single use project (office, service, or retail). <br /> +10.7 Building Materials and Design. Building materials shall be as shown on the <br /> r <br /> approved building elevations (Exhibits D and E). Building design shall include <br /> design elements as shown on the approved building elevations. Building materials <br /> and design for any building on Lot 3 shall be similar to the materials and design <br /> used for the new building on Lot 1 and improvements to the building on Lot 2. The <br /> color scheme for the buildings shall be reviewed and approved by the Community <br /> Development Director prior to issuance of any building permits for the project. <br /> Accessory buildings shall not be allowed. <br /> 10.8 Landscaping. Landscaping shall be installed and maintained in accordance with <br /> the site development/landscape plan (Exhibit B). In general, all areas of land not <br /> occupied by buildings, driveways, and/or parking/loading areas shall be landscaped <br /> with sod or other vegetative material approved by the Community Development <br /> Director. Where possible, landscaped area shall be irrigated to protect the turf, <br /> trees, and/or landscaping materials. Trees and large shrubs shall not be planted <br /> over existing utility lines. <br /> 10.9 Landscape Bond. Prior to the commencement of site development activities by the <br /> DEVELOPED, the DEVELOPER shall have posted with the CITY a landscape bond, <br /> a letter of credit, or other security acceptable to the City in an amount equal to <br /> 150% of the cost of all site landscaping and site restoration, in accordance with <br /> Section 1010.14E of the City Coder The specific amount of this letter of credit, <br /> bond} or other security shall be determined by the Community Development <br /> Director, following the completion of all site construction plans. <br /> 10.10 Trash Handling. The trash enclosure for the restaurant on Lot 1 shall be located as <br /> shown on the detail site development/landscape plan for the restaurant on Lot 1 <br /> (Exhibit . Said enclosure shall be constructed of materials similar to the principal <br /> building, roofed, and heavily landscaped. Trash handling for Lot 3 shall be in <br /> accordance with section 1014.14 of the City Code. The DEVELOPER shall <br /> address the issue of trash handling in the multi-tenant building as leases are <br /> reneged and/or renegotiated. In order to reduce the number of exterior dumpsters <br /> north of the mufti-tenant building, the DEVELOPER shall use all reasonable <br /> diligence to encourage its tenants to utilize a uniform vendor and/or consolidate <br /> trash collection as leases are reneged and/or renegotiated. <br /> 10.11 Off-street Parking. Off-street parking areas shall be developed as shorn on the <br /> approved site development/landscape plan (Exhibit B). Any off-street parking <br /> provided on Lot 3 shall be set back a minimum of 40 feet from the north property <br /> line, five feet from the west property line, and five feet from the east property line. <br /> The DEVELOPER shall provide cross-parking easements for all three lots within the <br /> PUD/Subdivision Agreement#(Roseville Center.) - Page 7 of 11 <br />
