Mr. Jerry owns an existing lot with 120 feet of frontage on Minnesota <br /> Avenue and with a depth of 169.15 feet. The adjacent lot to the west <br /> has a frontage of 154.08 feet on Minnesota Avenue and a depth of 150 <br /> feet. <br /> 2. Mr.Jerry has purchased the easterly 43 feet of the adjacent lot to <br /> the west which results in a frontage of 111.08 feet for the residual <br /> lot to the west. Mr. Jerry proposes to split the westerly 37 feet of <br /> the adjacent lot to crease an additional lot with 80 feet offrontage. <br /> The resulting lot containing the Jerry hane will have 83 feet of <br /> frontage. <br /> 3. You will note from the copy of the section map attached that the three <br /> resultant lots are all in excess of the minimum lot size and similar <br /> in size to lots in the surrounding area. (Lots across the street have <br /> 75 feet of frontage.) <br /> 4. It appears that the proposed lots and dimensions work very wel?. in <br /> reiationship to the houses now built on the lots and the houses in the <br /> immediate area. <br />
