LEAD PAINT ADDENDUM FOR MOUSING CONSTRUCTED BEFORE 1978 ? (use only with Minnesota Standard Residential Purchase Agreement, 3 Minnesota State Bar Association 1996) 4 5 This addendum is a continuation of Paragraph 21 of the Purchase Agreement 6 dated _ _.. _ by and between ---- —-- - --- --- -....._..... and for the property located at or described as 8 9 ll.0 LEAD WARNING STATEMENT I 1 Every purchaser of ae,y interest in residential real property on wliictp a residential 12 dwelling inras built prior to 1978 is notified that such property may present exposure 13 to lead from lead-based paint that may place young children at risk of developing lead 14 poisoning. ,dead poisoning in young children may produce permanent n e'urological 15 damage, including learning disabilities, reduced intelligence quotient, behavioral 16 problems, and impaired memory. Lead poisoning also poses a particular risk to 17 pregnant women. The Seller of any interest in residential real property is required to 1 S provide the Buyer with any information on lead-based paint hazards from risk 1 g assessments or inspections in the Seller's possession and na of y the Payer of any 20 known lead-based paint hazards. A risk assessment or inspection for possible 21 lea d-based paint hazards is recon7men ded prior to purchase. 22 23 LEAD PAINT INSPECTION CONTINGENCY 24 25 Buyer's obligations render this Purchase Agreement are contingent upon Buyer 26 obtaining within 10 business days of the date hereof a risk assessment or inspection 27 of the property for possible lead-based paint and lead-based paint hazards, the results 28 of which are acceptable to Brayer. 29 30 This contingency shall be deemed satisfied, and this Purchase Agreement shall be in 31 full force and affect and binding upc)n Buyer and Seller, unless, within i O business 32 days of the date hereof, Buyer notifies Seller in writing that the results of the risk 33 assessment or inspection are unacceptable to Buyer.
