LEAD PAINT ADDENDUM FOR MOUSING CONSTRUCTED BEFORE 1978 <br /> ? (use only with Minnesota Standard Residential Purchase Agreement, <br /> 3 Minnesota State Bar Association 1996) <br /> 4 <br /> 5 This addendum is a continuation of Paragraph 21 of the Purchase Agreement <br /> 6 dated _ _.. _ by and between ---- —-- - --- --- -....._..... and <br /> for the property located at or described as <br /> 8 <br /> 9 <br /> ll.0 LEAD WARNING STATEMENT <br /> I 1 Every purchaser of ae,y interest in residential real property on wliictp a residential <br /> 12 dwelling inras built prior to 1978 is notified that such property may present exposure <br /> 13 to lead from lead-based paint that may place young children at risk of developing lead <br /> 14 poisoning. ,dead poisoning in young children may produce permanent n e'urological <br /> 15 damage, including learning disabilities, reduced intelligence quotient, behavioral <br /> 16 problems, and impaired memory. Lead poisoning also poses a particular risk to <br /> 17 pregnant women. The Seller of any interest in residential real property is required to <br /> 1 S provide the Buyer with any information on lead-based paint hazards from risk <br /> 1 g assessments or inspections in the Seller's possession and na of y the Payer of any <br /> 20 known lead-based paint hazards. A risk assessment or inspection for possible <br /> 21 lea d-based paint hazards is recon7men ded prior to purchase. <br /> 22 <br /> 23 LEAD PAINT INSPECTION CONTINGENCY <br /> 24 <br /> 25 Buyer's obligations render this Purchase Agreement are contingent upon Buyer <br /> 26 obtaining within 10 business days of the date hereof a risk assessment or inspection <br /> 27 of the property for possible lead-based paint and lead-based paint hazards, the results <br /> 28 of which are acceptable to Brayer. <br /> 29 <br /> 30 This contingency shall be deemed satisfied, and this Purchase Agreement shall be in <br /> 31 full force and affect and binding upc)n Buyer and Seller, unless, within i O business <br /> 32 days of the date hereof, Buyer notifies Seller in writing that the results of the risk <br /> 33 assessment or inspection are unacceptable to Buyer.
