The proposed new 2-car garage would enhance property values <br /> because of enhancing the appearance, function, and total value of <br /> pp <br /> a licant's home, while not adversely affecting the neighboring <br /> properties. <br /> Applicant has lived in the subject location for seventeen <br /> ears without a garage. Having a garage, and other required <br /> driveway changes as described below, would serve to draw <br /> applicant's routine car parking to <br /> a better location on the <br /> property, away from the nearby bedroom window of the neighbor on <br /> the north side* <br /> Applicant understands that, as part of the procedure if the <br /> garage is approved, that a new rectangular park in g turn-around area <br /> would be required as shown on the site plan. Currently there is no <br /> turn-around, and applicant has to back out onto Lexington Avenue. <br /> With the required parking area in place# driving out of the <br /> property onto Lexington Avenue will be much safer, <br /> Also,, the resulting new parking area willf alone with the <br /> garage, contribute to shifting the usual parking spots away from <br /> the neighbor's bedroom window. <br /> Applicant further understands that f if the garage is approved, <br /> the driveway and new parking area will be required to be surfaced <br /> with either concrete or asphalt. <br /> The ara a roof will be drained by a gutter system, designed <br /> in such a way as to ensure that the runoff would be steered away <br /> from the neighboring property to an approved drainage system <br /> draining ning applicant s garage and driveway area. <br />
