Lee, We are proposing a 30 unit condominium builtiing to be built on a three-plus acre site at the southwest corner of County [load C2 and State Highway 88, It will be a three story brick and stucco building with underground parking. The site itself i's relatively flat with a large wetland area located approximately in the corner of the parcel. Our proposal would leave this wetland area intact a.nd place the building and accompanying parking lot east of the wetlands. There are two single family homes located west of this property and, if our proposal is approved as designed, the wet lands will be between our buildings and the single family homes. "Me proposed building and parking lot will be located closer to the wetland than your ordinance allows and we will require a setback variance from the wetlands. 1 think you can see we have sufficient land area (three-plus a►cres),however, the location of the wetland area in the center of the property renders the merest side of the parcel inaccessible. Both the building and the parking lot need to be on the east side of the propeNy. We hoLwe 30 parking spaces in the parking lot and an additional 30 spaces located tinder the building. Our landscape plan calls For landscape edging and landscape rock as well as shrub plantings around the building. Our tree plantings will be on the east and north sides of the builds %anti the east, north, ajid sauth sides of the parking lot. As there are very few trees between the bu it d ing and State l ghway 88, we felt trees would provide an excellent screen from the highway. Additionally, some gees will screen parking from the street (County Road ).
