The <br /> property is located in an R-2 Two Family Residential District, and the <br /> Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br /> land uses include love density residential to the north, south, east, and west. <br /> 2.2 Mr. Chute is requesting a variance from Section 1004.03 of the city Code to reduce <br /> the side yard setback to four feet and the rear yard setback to three feet for the <br /> purpose of constructing an attached two car garage. The existing residence on the <br /> property was constructed in 1890. There is not a garage on the property, either <br /> attached or detached. The driveway on the northern edge of the parcel provides <br /> access to a parking area in the northeast corner of the property. <br /> 2.3 Mr. Chute has considered several options for providing shelter for his vehicles. <br /> Because of the location of the house on the parcel, locating a detached garage in <br /> the rear yard is not possible. If a detached garage were constructed in the <br /> southwest corner of the parcel, a mature evergreen tree would need to be removed <br /> and a new driveway would need to be constructed. Because of the topography of <br /> the parcel, the construction of the driveway in this location would also require the <br /> construction of retaining walls. Mr. Chute also considered the option of constructing <br /> a detached garage on the front portion of his lot; however, this option would also <br /> require a variance and would look out of place in the neighborhood. <br /> RCA(PF#2972) -01/12/98-Page 1 of 3 <br />
