MEMORANDUM <br /> Date: November I2, 1993 <br /> From: Rick Jopke ( ? <br /> To: Steve Sarkozy <br /> Subject: Ryan Companies Proposal to Develop a Medical Clinic on the <br /> I. <br /> Former Mack Hotel Site at 1831-1853 W. County Road C. <br /> Bachp.rvund: <br /> Ryan Companies is proposing to develop a 62,725 sq. ft. medical center at the <br /> intersection of County Road C and Fairview Avenue. This would be a two- <br /> story medical office building shared by Health Span and Multi-Care Associates. <br /> The total site consists of approximately 186,000 sq. ft. of land. The fanner <br /> Mack Hotel and a small office building currently exists on the site. In addition, <br /> approximately 104,000 sq. ft. ofthe former Ramsey Engineering property would <br /> be included on the site. The site is currently zoned B-3 General Business and I- <br /> ] Light Industrial. <br /> Future Council Actions: <br /> 1 . Rezoning of this portion of the site from I-1 Light Industrial to B-4 General <br /> Business. <br /> 2. Approval of a preliminary and filial plat. <br /> I - <br /> 3. Approval of an amended and restated development agreement covering the <br /> former Ramsey Engineering, Lindig, and Great Dane sites. The <br /> amendments would include the change in the legal description to remove <br /> the 104,000 sq. ft. of land, which will be part of the new agreement for the <br /> medical center site. The required new building, square footage, and <br /> deadlines would be adjusted to reflect the revised development plan and <br /> schedule. Also, the development anticipated in the original agreement was <br /> based on the City providing a regional stone water holding pond to serve <br /> the new development in the area. In order to meet Ryan Companies <br /> development schedule, a temporary holding pond would be necessary until <br />
