The applicant owns a lot immediately west of the lot at 2271 <br /> Western Avenue and is proposing to divide off a portion of the <br /> large lot at 2271 Western Avenue to combine with the narrow lot <br /> at 398 Minnesota Avenue. This would provide another buildable <br /> let in the City of Roseville while maintaining current <br /> subdivision standards for the large lot and existing hone. <br /> The lot division request is illustrated on the attached site <br /> plan. The parcel under consideration fronts on both Western <br /> Avenue and Minnesota Avenues The total parcel size is 19,560 <br /> sq* ftp An existing house is located on the 2271 Western <br /> Avenue lot where the lot at 398 Minnesota Avenue is currently <br /> vacant. The property under consideration is zoned R-1, single <br /> family. The applicant wishes to split a 25 foot strip along <br /> Minnesota Avenue, from the 2271 Western Avenue lot and combine <br /> that strip with the 398 Minnesota Avenue lot, bringing the <br /> frontage of that lot up to 80 feet. The lot on Western Avenue <br /> would still exceed subdivision standards for corner lots and <br /> the expanded lot on Minnesota Avenue would be large enough to <br /> RD construct a new home without .variances and still be consistent <br /> with lot widths in the adjacent neighborhood. <br /> 3 . The Planning Commission, on a 6-0 vote , recommend approval of <br /> Sarah Cave's request for a division of a platted lot at 2271 <br /> Western Avenue with the following condition: <br /> a. That staff pay particular attention to drainage issues at <br /> the time the building permit application is submitted. <br /> Alternatives: <br /> 1. Deny the proposed lot division based on the finding that the <br /> proposal is not consistent with the city's zoning ordinance and <br /> subdivision regulations. <br /> Approve the request based on the finding that the proposal <br /> would be consistent with the City's zoning ordinance and <br /> subdivision regulations and would not be detrimental to the <br />
