uu
REQUEST FOR COUNCIL ACTION DATE: 9-13-93
ITEM T+0. ■
rtment Approval** Manager Reviewed: Agenda ectione.
Consent

Item
Description: Charles and Marilyn Mick request for a minor
variance at 2202 St. Croix Street
Background,:
city ordinances require a 10 foot sideyard setback for
buildings in an Rl Single Family Residential Zoning Districts
2, The Mick's are proposing to add living space and a double
garage to their house at 2202 St. Croix street by replacing
their attached breezeway and single ear garage with a two story
additiony havin g a double garage ,and family room on the first
level and bedrooms and a bathroom on the second level. To
accomplish this, they are seeking a two foot sideyard setback
variance.
Mr.. M i ck explained that to achieve a reasonable floor plan and
to avoid changes to load hearing galls in the existing house,
a hallwa y must be included with the addition and that to
include the hallway with a 23 foot wide double garage, brought
the width of the addition to '27 feet*
Minor variance Committee reviewed this application and
 . The
agreed with Mrs Dick about the necessity for the 3-1/2 foot
wide hallwa y but asked if he could reduce the garage width to
2 feet. Mrs Mick agreed with this request and, based on this,
the Minor variance committee unanimously recommended approval
of
the variance. The Committee believed the variance request
was reasonable in that 22 feet is a minimum size for a two car
garage and the Committee understood the need for the hallway
o
between the existing house and proposed addition,
5* All
a f f ected ad`a acent property'owners i nd icated their approval
of the proposed variances
Al er at'ves&
1. deny
the variance based on findings that no hardships or.
practical difficulties exist on the site.
2e grant the variance based on the finding that a hardship or
practical difficulty is present on the site.
