A) The primary facade(facades fronting the Build T Areas, a Pedestrian Corridor, <br /> park or public street)of all buildings shall be articulated into distinct increments <br /> such as stepping back or extending forward, use of storefronts with separate <br /> windows and entrances; arcade awnings, bays and balconies; variation in roof <br /> lines; use of different but compatible materials and textures. <br /> B) Blank lengths of wall fronting a public street or pedestrian Connection shall not <br /> exceed 20 feet. <br /> C) Building facades facing a pedestrian or public space shall include at least 30% <br /> windows and/or entries. <br /> D) All floors above the second story shall be stepped back a minimum of 8 feet from <br /> the ground floor facade. <br /> iv. Undeveloped and Open Space <br /> A) Lot coverage shall not exceed 85%. <br /> B) Undeveloped and open space created in front of a building shall be designed as a <br /> semi-public space, outdoor seating, or other semi-public uses. <br />
