After zalection by the Council, staff will negotiate <br />a three year contract with each firm. <br />Property Appraisers and Right -of -way Specialists will be used by the <br />City to: <br />Determine market value for property and easement acquisitions. <br />Determine construction damage value. <br />Provide property benefit information for assessment calcula� <br />tionsf <br />All Supply expert witness services . <br />Interviews have been conducted with the following firms* <br />Appraisers <br />Dahlen & Dwyer, Inc. <br />Lyle H. Nagell and Company <br />Marquette partners <br />Ruppert and Ruppert Associates <br />Ri ht -of=wa ecialists <br />Evergreen Land Services Co. <br />North Star Land services Co. <br />Financial Im lications <br />The cost of these services will be funded from the existing budget or <br />project funds as they have been in the past There will be no <br />additional costs as a result of this policy. <br />Recommendation <br />It is recommended that the following firms be selected: <br />A raisers R_jght�of� way m�al ist <br />Dahlen & Dwyer, Inc.
