4.0 REVIEW of REQUEST: <br />4.1 Daniel Nom's has submitted a proposal to replace and enlarge his existing attached <br />garage with a much larger attached ( 1,560 sq. ft.) attached garage that would encroach <br />into the required rear yard setback and the setback adb acent a public right-of-way. The <br />proposal seeks to construct a 26 foot deep by 60 foot long attached garage to be placed <br />adjacent to the frontage road connecting Sextant Avenue to Transit Avenue. The City <br />Code (Section 1004.02D4 and 1004,04D5) regulates where structures can be placed on a <br />comer lots, through minimum setback requirements. In the case of the Norris parcel, <br />there is a 30 foot minimum rear yard setback applied to the north property line and a 30 <br />foot minimum setback (side yard adjacent a public street) applied to the west property <br />line (frontage road). <br />4.2 The Morris home was constructed in 1954 and lies on an irregular shaped lot calculated to <br />he 14,971 square feet in size. The lot has an impervious co' verage allowance of 4,491 sq. <br />ft. The existing Norris principal structure was constructed prior to <br />the installation of the frontage road that created the corner lot situation'. That being <br />said, the structure lies just over 21 feet from the west property line. The proposal <br />by Mr. Norris seeks the ability to construct an attached garage 8 feet from the west <br />property line adjacent the frontage or a 22 foot variance. <br />PF3541 - INCA 121503 - Page 2 of 7 <br />
