7 +3 The Commission indicated concern over the size of the attached garage and its proximity <br />to the adjacent property to the North and the change in character the addition will have on <br />both the Norris home and the neighborhood (see attached minutes). <br />7.4 The Planning Commission voted (6-1) to recommend approval of a 20 foot <br />VARIANCE E to Section - 1004 *02I14 (Setback Adjacent a Public Street) based on the <br />findings of Section 5 and conditions of Section 6 of the project report dated <br />December 3, 2003} <br />7.5 The Planning Commission voted (7 -o) to recommend denial of any VARIANCE to <br />Section 1004.02D5 (Dwelling Dimensions — Rear Yard Setback) of the Roseville City <br />Code, because no hardship exists. <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br />8.1 ADOPT A RESOLUTION granting a 20 foot VARIANCE E to Section 1004.02D4 <br />(Setback Adjacent a Public Street) allowing Mr. Dan Norris the ability to construct <br />a 26 foot by 45 foot (approximate) attached garage on the west side of his home at <br />1547 Sextant Avenue, based on Section 5 and Section 7 of the project report dated <br />December 15, 2003, and subject to the following conditions <br />a* The attached garage being limited to a depth of 24 feet, a length of 56 feet, and an <br />overall size of 1,43 3 sq. fl. <br />b. A minimum rear yard (applied to the north property line) setback of 21 feet and a <br />rmnimurn setback adjacent a street (applied to the west property line) of 12 Feet, <br />e. A maximum building height of 15 feet to the mid -point of'the roof truss, with the <br />design being a hip style. <br />The attached garage shall be limited to the storage of the owner's vehicles, lawn <br />and garden items, seasonally used recreational vehicles or items (snowmobiles), <br />household items. Operation of a home occupation is trot allowed within the <br />garage. <br />e. windows being placed on the north, south, and east building wall to break -up the <br />!building wall (as per the applicant submittal). <br />f. Gutters installed along the eves of the attached garage to direct roof drainage <br />away from the adjacent residential property to the north. Specifically, drainage <br />must be directed toward the street in a westerly direction. <br />gW A maximum driveway apron width within the public right-of-way of 26 feet. <br />Multiple driveways are allowed. <br />PF3 541 — RCA 121 503 - Page 6 of 7 <br />
