9.2 Uses The permitted use for the PHASE I redevelopment shall be lkaited to <br />a three - story, 46 classroom, --12 school. This redevelopment shall be restricted to the <br />dimensions specified in the site development plan, landscape plan, building floor plan, <br />and building elevations (Exhibits A, B, C, E, G, M, and supporting documents <br />submitted by the DEVELOPER. Where not inconsistent with this PUD, the standards of <br />the underlying R -1 (Single Fly Residence District) zoning district shall apply, as <br />stated in Chapter 1004,02 of the Roseville City Code. The 'basement level is proposed at <br />57,660 sq. ft. and includes mechanical, electrical, storage, and support rooms. The first <br />floor (main level) is proposed at 57,970 sq. ft. and includes 15 classrooms, 1 office, 2 <br />support rooms, 1 library, 1 computer media room, 1 400 seat gym, and 1 750 seat <br />auditorium. The second door is proposed at 41,360 sq. ft+ and includes 15 classrooms, 4 <br />support rooms, 2 offices, and 1 library. The third floor is proposed at 41,360 sq. ft and <br />includes 16 classrooms, 4 support rooms, 1 office and 1 multi media room. <br />9.3 Future Uses or Reuses: The parcel may be reused and/or redeveloped but only by <br />written amendment of this agreement for any permitted or conditional use allowed in the <br />underlying R -1 (Single Family Residence) zoning district, except those uses that reduce <br />the amount of available required parking or pervious area; or any use deemed by the <br />Community Development Director or designee to be of ` substantial impact to the adjacent <br />neighborhood given the potential of increased noise generation, visual impact, and/or <br />parking demands. <br />9.4 Building Setbacks: The minimum setback for the PHASE I structure (as depicted on <br />site development plan; Exhibit B - School) shall be as follows: <br />North property line setback — Not Applicable. <br />South (County road Q property line setback ^ 28 feet <br />West (Woodbridge Street) property line setback -- 320 feet. <br />East (Rice Street) property line setback — 30 feet. <br />9.5 on -Site Parking Lot Setbacks-. The minimum setback for the PHASE I on -site parking <br />lot, located on the west side of the lot, shall be as follows: <br />• <br />North property line setback —Not Applicable. <br />• South {County Road C} property line setback - 28 feet. <br />• West Woodbridge Street) property line setback — 28 feet feet. <br />• East property line setback - 10 feet from the building. <br />9.6 Building Height and Design: The proposed three story (above grade) school will be <br />approximately 50 feet in height. The overall building height will be premised on the size <br />of rooftop mechanical units and where they are placed. The City Code requires 100% <br />screening of these rooftop units, which can be accomplished by increasing the building <br />wall or parapet gall height (Exhibit H). <br />61 <br />
