2.3 The property located at 1 745 Lexington Avenue is within the Lexington Eton Ply boppes <br />conlmerci al strip center located between Larpenteur Avenue and Garden Street. The <br />property has a land use designation of "B " }, Business and a zoning designation of B-2, <br />Retail Business District. <br />2.4 The property located at 1715 Fice Street is within the licarrons Hills Shopping Center <br />at the northwest corner of Larpenteur Avenue and Rice Street. The property has a land <br />use designation of "B191 Business and a zoning designation of B-3, General Business <br />District. <br />3.0 STAFF COMMENT <br />3.1 The Community Development Staff and City Attorney have reviewed the request by <br />United Cheep Cashing, Money Xchange, and pawn America and concluded that these <br />requests falls under the guidelines of a permitted use within each of the subject zoning <br />districts (B -2, B -3, and B -4) as a hank or financial institution, <br />3.2 The Roseville Police Department has indicated that there have been no incidents at either <br />of the sites that would cause concern or opposition to the renewal of said license. <br />4,0 STAFF RECOMMENDATION <br />4.1 It is recommended that the Roseville City Council approve all three requested currency <br />exchange business. <br />5.0 SUGGESTED CITY COUNCIL ACTION <br />5.1 By notion, recommend approval (approval with condition or deny) of the request by <br />Global Financial outsourcing Services, Inc., Massive Cash LL C, and Pawn America <br />ITC, to renew their 4ppiications for a license to operate a currency exchange <br />business within Roseville. <br />Prepared by: Thomas Pasclilce, City Planner (651 - 792 -7074) <br />Attachments: Property location map; application. <br />PF3535 RCA 111703 Page 2 of 2 <br />
