This Third Amendment to Lease is made as of the day of <br />2003, by and between CAPITOL CITY INVESTMENTS, LLP (hereinafter referred to as <br />"Landlord ") and ROSEVILLE AREA HOCKEY (hereinafter referred to as "Tenant "). <br />WHEREAS, the Landlord and Tenant have entered into a Lease for the Premises <br />located at 2525 Snelling Avenue North, Roseville, Minnesota. <br />WHEREAS, Landlord and Tenant have entered into a First Amendment to Lease <br />and a Second Amendment to Lease. <br />WHERE, Tenant desires to renew its Lease for an additional two (2) years. <br />NOW, THEREFORE, in consideration of the mutual covenants herein contained, <br />Landlord and Tenant hereby agree as follows- <br />1 . Tenant hereby agrees to renew its Lease for an additional two (2) years <br />under the same terms and conditions except as stated below. Tenant's Lease is <br />hereby renewed for the period January 1, 2004, through December 31, 2005. Tenant <br />agrees to complete all necessary paperwork to renew its charter license. <br />2. Tenant's per session charge shall be reduced from $231.00 per session <br />to $200.00 per session. <br />3. Tenant shall change the bingo occasions it operates as follows. <br />A. Monday's bingo occasion from 7:00 to 8:45 and 9:00 to 10:45 shall <br />not be part of the Lease. <br />B. Thursday's bingo occasion from 7:00 to 8:45 and 9:00 to 10:45 will <br />not be rotated with Midway Speedskating. Tenant will be responsible for all Thursday <br />occasions. <br />4. If any of the other tenants cancel their leases, rent is not paid for a bingo <br />occasion or a bingo occasion is not operated by an appropriate organization, Landlord <br />will have the right to cancel this lease at any time during the term of this Lease with 30 <br />days written notice. <br />LANDLORD: <br />By: A.
