Calvary <br />16 Church has a day care facility — the liquor store will destroy ghat is now available. Liquor stare <br />17 signs will detract from his apartment building. The liquor store will decrease value of the <br />18 surrounding property. There is a safety impact -- police are on the site. There is noise and <br />19 congestions. Is this liquor store consistent with the comprehensive master plan, <br />20 <br />1 Andy Stark, 1 009 parker Avenue, said traffic and parking are very bad on this site. More traffic <br />will increase the problem. There are maneuvering problems in the Super America lot. <br />23 <br />4 Terry Foster said there are other (7) liquor stores nearby. Therc is a need for land use on a <br />5 specific site. Is this the highest and best use? <br />26 <br />7 Bob Bushirek, 1 040 Parker Avenue, explained that the microphones and speakers are very loud, <br />8 day and night. It is hard to separate liquor and gas. <br />29 <br />30 Andre Soupre said ordinances should be enforced, Speakers are in use all day and night. There <br />1 are other sites for a liquor store. r _ <br />3 <br />33 Chairman Mulder closed the hearing. <br />34 <br />35 Motion: Member Traynor moved, second by Member Peper, to continue the hearing on this <br />36 project until the applicant has completed an internal and external and overall traffic study and <br />37 study the accesses to the site; and, the staff has contacted the County Assessor regarding the <br />38 impact of a market feasibility study of the impact on adjacent properties; and, Super America has <br />39 provided details of increase in traffic counts and head counts based on added liquor store <br />40 customers; and, requests has been made for the extension of the time review for an additional 60 <br />41 days beyond the initial 60 day period, with studies paid by the applicant. Staff will re- notify the <br />42 residents, <br />43 <br />44 <br />45 dyes: 4, Traynor, peper, Stone, Mulder <br />46 Nays: 2, Ipsen? Bakeman <br />47 Motion carried 4 -2. <br />48 <br />49 Member Bakeman spore opposed to the motion. The traffic study will not show anything new <br />50 that would answer questions rather than put it off for 60 days. <br />51 <br />
