T <br />� � p ts. he <br />Community Development Staff has determined that a 470 sq. #'t variance, if granted, <br />will not alter the essential character of the locality, nor adversely affect the public <br />health, safety, or general welfare, of the city or adjacent properties. <br />6.0 STAFF RECOMMENDATION: <br />6.1 Based on the information provided and the findings in Section 5 of this project report, the <br />Community Development Staff recommends approval of `a CONDITIONAL USE <br />PERMIT (garage size) in accordance with Section 1004.01A4; approval of a 60 sqb <br />ft. VARLkNCE (rear yard are) to Section 1004.01A3; and a 470 sq. ft* VARIANCE <br />to Section 1004.01A6 (impervious coverage) of the Roseville City Code for Michael <br />Davis to allow the construction of detached accessory building in the rear yard at 2730 <br />Griggs Street, subject to the following conditions: <br />A. A maximum detached accessory building size of 30 feet by 32 feet or 960 sq. it. <br />B. A maximum impervious coverage of 3,564 sq, ft. or 35.6 %. <br />C. A maximum accessory building height of 15 feet to the mid -point of the roof truss. <br />D. The detached accessory building being limited to the storage of residential vehicles, <br />lawn and garden items, seasonally used recreational vehicles or items (snowmobiles), <br />household items, and a dog fennel. <br />E. Submittal of a scaled site plan indicating existing and proposed conditions consistent <br />with the above variance conditions. <br />F. Windows being placed on the north and south building gall to break -up the building <br />wall. <br />G. Gutters installed along the eves of the detached accesses. - building and directed to the <br />parcel's interior yard (northeast) to reduce impacts to the adjacent residential <br />properties. <br />H.
