Plannin File 3472: bequest by John Bentf field} 1321 Ryan Avenue, for a <br />3 VARIANCE to Section 1004.01 A3 and 1004.01 A6 of the Roseville City Code to <br />4 allow construction of ` a detached accessory building in the rear yard, including <br />5 driveway improvements, of the premises. <br />6 <br />7 Vice Chair Mulder opened the hearing and requested City Planner Thomas Paschke <br />8 provide a summary of the project report dated May 7, 2003. <br />9 <br />John 1entfieldi seeps approval of an 8 square foot variance to Section 1004.0 1 A3 <br />(Detached Accessory Building Size), a 1,083 square foot 13.4 %) variance to Section <br />12 1 004.01 A6 (Maximum 'Total Surface Area), and a 2 foot variance to Section 1004.0 1 A8 <br />13 (Minimum Setbacks) of the Roseville City Code to remove the existing garage, portions <br />14 of the driveway and construct a 728 Square foot (28 foot wide by 26 foot deep) detached <br />15 accessory building in the rear yard, which includes additional driveway pavement, at <br />16 1321 Ryan Avenue. <br />17 <br />18 Based on the information provided and the findings in Section 5 of this project report, <br />19 staff` recommends approval of a 8 square foot variance to Section 1 004.01 A3, a 1,0$3 <br />20 square foot variance to Section 1004.01 A6, and a 2 foot variance to Section 1004.02D5 <br />1 of the Roseville City Code for John l entfi eld to allow construction of a detached <br />accessory building and additional driveway pavement at 1321 Ryan Avenue, subject to <br />3 the following ing conditions: <br />4 <br />5 a. The parcel being limited to 3487.5 square feet of impervious coverage. <br />6 b. The detached accessory building being limited to a size of 728 square feet. <br />7 c. The detached accessory structure being setback a minimum of ` 5 feet from the <br />8 north (rear yard) property line and the detached accessory and driveway being <br />9 limited to a minimum setback of three feet from the east property line. <br />30 d. The existing attached garage and 39 foot by 7 foot front driveway being removed <br />31 prior to the issuance of a building permit. <br />32 e. Gutters being installed on the detached accessory structure to properly direct rain <br />33 grater and snow melt away from adjacent residential parcels. <br />4 f. The review and approval of a building permit consistent with the approved plans <br />35 and variance. The new building to match the existing building ` in color and/or <br />36 materials <br />37 <br />38 vice Chair Mulder asked that the existing accessory structure building in the rear yard. <br />39 <br />40 Member Traynor asked for clarification from Thomas Paschke regarding calculation of <br />41 impervious surface. <br />4 <br />43 John Bentf"ield, 1321 Ryan Avenue, (applicant) said he will remove the existing shed in <br />44 the backyard. <br />45 <br />46 Where were no further comments. Vice Chair Mulder closed the hearing. <br />
