April 11, 2003 <br />Roseville Community Development Department <br />2660 Civic Center Drive <br />Roseville, IN 55113 <br />Dear Planing Commission: <br />The original Borne was built with a small, single car, attached garage that measures 12 <br />feet by 20 feet. I am proposing to remove this garage and built a larger detached garage in <br />the rear of my yard. This structure would measure 26 feet by 28 feet for a total of 728 <br />square feet. This size is necessary to accommodate two vehicles and one boat. According <br />to Section �` - <br />1004.0 1A3 (Detached Accessory Building Size) I am only allowed to built a <br />structure totaling 720 square feet. I am requesting a variance for the additional eight feet. <br />In addition, I am also proposing to widen the driveway by three feet, placing it three feet <br />from the east property line. This is needed so that vehicles can safely travel P ast the <br />house and side doorsteps and enter the garage. <br />Furthermore, the impervious surface of the entire yard is currently 30%. According to <br />Section 1 004.01 A6 (Maxjmwn Total Surface Area), the original structure and driveway <br />y <br />account for the entire allowable coverage. As a result., any improvements whatsoever <br />would vioiate this Section. I am requesting a variance to allow me to increase the <br />impervious surface to 43.4%. <br />The City of Roseville requires that ` &inoperable and unlicensed vehicles be parked in the <br />garage. Boats may be stored in side or rear yards... non - motorized campers and trailers <br />may be stored in side or rear yards." The vest side of the property is too na.fxow to allow <br />access to the rear yard. On the cast side of my property there is a steep hill that p reverts <br />me from accessing the rear yard. Placing a lamer garage further back allows for essential <br />storage and proper access to the rear of mfr yard. <br />Sincerely, <br />John lentfield <br />
