<br />1'onn of Agreement Between Owner and Construction
<br />Manager, current as of the date of this Agreernen t.
<br />1.1.3 The Architect's services shall be performed as
<br />expeditiously as is consistent wiLh pro fe.ssxonal skill and care
<br />and the orderly progress of the Work. The Architect shall
<br />submit for the Owner's approval and the Construction
<br />Manager's information a schedule for the perfonnance of the
<br />Architects services which may be adjusted as the Project
<br />proceeds, and shall include allowances for periad�s of Lime
<br />required for the Owner's and C011SLruction Manager's review
<br />and for approval of submissions by authorities having
<br />jurisdiction over the Project. Time hi nits established by this
<br />schedule approved by the Owner shah not, except for
<br />reasonable cause, be exceeded by the Architect or Owner.
<br />1.1.4 The services covered by thb; Agreement are subject to
<br />1 e tirne limitations contained in Subparagraph 11.5.1.
<br />ARTICLE 2
<br />SCOPE OF ARCHITECTtS BASIC SEVICES
<br />2.1.1 The Architect's Basic Sen ►ices consist of those
<br />described in PamgraphS 2.2 through 2.6 and any other services
<br />identified �i Article 12 as part of Basic Senrlces, and include
<br />no rnial structural, rnech anical and electrical engineering
<br />services,. and I g a arch'Itocture.
<br />2,2 SCHEMATIC DESIGN PHASE
<br />2.2.1 The Architect shall review the prograin, schedule: and
<br />construction budget furnished by the Owner to ascerlairt the
<br />requiremen is of the Project and ,shall arrive a L a mutual

<br />2.2.2 The Architect shall review witli the Owner and

<br />selection of materials, building systems and equipment; acid

<br />2.2.3 The Architcct shall review with the Owner and
<br />Construction Manager alternative approaches to design and
<br />construction of the project.

<br />2.3 DESIGN DEVELOPMENT PHASE
<br />2.3.1 Based on the approved Schematic Design Documents
<br />and any adjusunenfs authorized by the Owner in the progranl,
<br />schedule or construct ion budget, the Architect shall prepare
<br />Design Development Docume rats for the instruction
<br />Manager's review and the Ownees approval, The Design
<br />Development Documents . half be based ul)oln data and
<br />estimates prepared by the Construction Manager and shall
<br />consist of drawings and other documents that estahllsh and
<br />describe the size and character of the project as Lo architectural,
<br />structural, mechanical and electrical systel -ns. Materials and
<br />such other elements as i ay be appropriate.
<br />2,3.2 At intervals mutually agreeable to the Owner,
<br />Constructi o ti Manager and Architect, the Architect shall
<br />provide drawins and other documents which depict the
<br />current status of design development for the Owner's review
<br />and the Cons [ruction Manager's inforrn.ati on_

<br />requirements for the construction of the Project..
<br />2.4.2 At intervals Mutually agreeable to the Owner,
<br />Cons- truction Manager and Architect, the Architect shall
<br />provide Drawings and Specifications for the Qwner's and the
<br />Construction Manager's review.
<br />2.4.3 Upon completion of the Cons trucdon Documents
<br />Phase, the Architect ,shall provide Conaruction Documents for
<br />the Owner's approval and the Construction Manager's
<br />information.
