In the case of'the Williams propertyi this allowance cannot exceed 3,1115 <br />square feet without an, approved, variance. <br />0 <br />4.2 The William home is a 19,50, Bungalow situated on a 10,382 square folot lot. The home <br />has a footprint of 1,029 square feet�-, a detached, garage (under construction) of 864 square <br />feet- dn"veway pavement of 1, 1, 84 square feet-1 and an 80, square folot garden shed. Given <br />these current site conditions the Williams haive a current impervious, coverage of 31,157 <br />square feet or 30.,4i%,, square footage meets the threshold, allowance for 30% coverage. <br />The proposed improvemcnt, constructi*ng a 256 square foolt bedroom addition on to the <br />0 <br />rear of the home, would br,ing the total impervious coverage of the parcel to 3,4131 square <br />feet or 32%. <br />a <br />5.2 In, 2003 Mr. Williams applied for a building permit to construct the bedroom additioln <br />onto the rear (west side) of' his home. I <br />The current situation affirords limited, options for Mr. Williams. The Staff did consider <br />suggesting a reduction in the detached accesisory structure size;, however, it was too fj <br />along in the construction process.
