City of Roseville
Planing' and Zoning
2660 Civit Center Drive
e
Roseville,i m innesota 5511S
mi
Dlear Minor Variance Com *ttee:
We are applying for a two foot variance order to build an attached garage within thre....
ei
feet of the side lot hine.i We own and live in the home at 1765 Chatsworth Street North.
omestead
We purchased the priolperity "in August of 191912.1 It had been a non-h rental
property for, many yearsi.
Gi a
Currently the Propeirty has no gariage and, a, graviel driveway. A minor variance
it
si
I.. as approved in June of 1989 to the previous 'owner (see attachment). This granted a two
10
o Variance zor the dri'veway and street cut-louti We Would like to continue the line of the
6 Mi
existing drivieway, into a new garage.
1 1
Our neighbors. on that side (south) have no, object'lonsi to our plan. We have shown them
100%
where the building would, be, it approved. Please see the attached letter from Clara
vi
Laelffelmacher at 1757 Chatsworth St., N indicating i i They have a chain link
fence on their lot, placed 1 foot, in,, so the proposed, building would stand four feet from the
fence.
I I our property.. By
Wei have look, eld at many dffferent, options for placement of' a garage on
attaching the garage toi the side of the house we accomplish severial things,-,
We could, retain a beautiffal maple tree that would have to, come down if we placed a
in diameter.
gariage in, the back yard. The tree, trunk is approximately 1,8
4 in
We would retain the open view of several adjacent yards, by not constructing out
the biack yardi We are located one house 'in from the corner of Roma and
Chatsworth, so we are part of several, backyards grouped together.
It would be far more expensive for, us to build, a garagein the back yard. The grade
drops several feet to the rear of the lot., It, would, be more expensive to construct a
concrete folun,da,tion/wal,l, at the black, of' the garage. This would also be much uglier
for the neighbors and the garage would appear to be much higher.
We have, planned the proposed, garage to be set back ten feet from the front of our house.
This would, reduce the look of plainness across, houses and the feel of closeness (see
drawin'g), M,slo I
,, the neighbors to the south have their, garage on the north sede of their
home. The proposed, garage would therefor. be next to their garage, and not obstruct any
0
view friom their living space.
Thank you fo P
r your consil" dera, tion on, this, matter. lease call, 'if' you would like any
e er
aidditillonal, 'Information or to Visit th prop
Sinceriely*
Randall C., Starr
Starr
