We would be happy to work with the applicants <br />to revise the landscaping along this area to meet this <br />standard. <br />Trash Handling <br />Trash handling will be accommodated within the building <br />and accessible through a garage door. <br />Engineering Considerations <br />a. The master street plan shows the need for an <br />additional 9.5 feet of right -of -way along Rice <br />Street. This is reflected on the proposed plans. <br />b. The site plan shows the construction of a new catch <br />basin in the south driveway. To accomplish this, a <br />new storm main would need to be extended from Wewers <br />Road some 200 feet to the north. This could either <br />be done privately, or as a city project. <br />C. The plans call for the west side of the parking lot <br />to drain onto private property to the west. The <br />staff would recommend grading the entire lot so that <br />it drains to the east. <br />d. Sidewalk is required along Rice Street. We believe <br />that the applicants have chosen to make a <br />contribution to the pathway fund in lieu of <br />constructing the sidewalk. <br />Building Materials <br />The applicants propose to patch in matching brick along <br />the front of the building where the door is to be <br />replaced. With this change, the east elevation (facing <br />Rice Street) will be brick. They are proposing to cover <br />the addition with rock face concrete block with 8 -inch <br />break -off concrete block along the top. Section 19.010 of <br />the City Code states: <br />All subsequent additions, exterior alterations, and <br />accessory buildings constructed after the erection of <br />an original building or buildings shall be of the <br />same as those used in the original building and shall <br />be designed in a manner conforming to the original <br />architectural concept and general appearance. These <br />provisions shall not prevent the upgrading of the <br />quality of materials used in a remodeling or <br />expansion program. <br />
