BACKGROUND <br />13 February 1991 <br />2178 <br />Tanurb /Rosedale Commons <br />2480 Fairview Avenue <br />North (see sketch) <br />Special Use Permit <br />The Rosedale Commons shopping center was built in 1985 and <br />its development was authorized through the issuance of a <br />Special Use Permit. The owners of the center propose to <br />consolidate four tenant spaces into a single tenant space <br />to accommodate a larger anchor tenant. This proposal <br />involves some minor modifications to the building and site <br />plan and these changes require an amendment to the special <br />use permit. <br />The proposal involves the conversion of some portions of <br />the existing mall area to retail space, a conversion of <br />some existing retail space to storage space, the removal <br />of some parking spaces on the north side of the building, <br />and the construction of a new loading dock and service <br />area. These changes are discussed in greater detail <br />below. <br />2. DEVELOPMENT SUMMARY <br />Sheet 1 of the plans that have been submitted shows the <br />location of the proposed tenant space in relationship with <br />the entire center. The space to be created is immediately <br />adjacent to Children's Palace. It will consist of the <br />area occupied by four existing tenant spaces, as well as <br />the conversion of 4,500 square feet of existing mall area <br />to retail use. This same information is presented in <br />greater detail on Exhibit l.a. <br />An enlarged illustration of the proposed loading dock <br />addition is shown on Exhibit l.b. As previously noted, 12 <br />existing parking spaces directly behind this section of <br />the center will be removed to allow space to install the <br />loading dock and related screen wall.
