It is to be a brick structure to match <br />the principal structure. This solution does not meet the <br />new design standards because the structure is not <br />accessible from the interior of the building and it does <br />not have a roof. <br />Engineering Considerations <br />The Engineering Staff has reviewed this proposal and has <br />the following recommendations: <br />a. Sidewalk is required to be constructed along County <br />Road C. This would have to be built from the west <br />edge of proposed Lot 1 to the east edge of Lot 2. <br />Lot 3 would have to construct sidewalk at the time of <br />construction of any building on this lot. <br />b. The plans show a proposed storm sewer at the <br />southeast corner of Lot 2 being constructed across <br />private property. An easement from that owner would <br />have to be acquired in order to construct the storm <br />sewer. <br />C. The proper erosion control measures would have to be <br />used during any grading of the area. <br />d. The proposed watermain shows a hydrant to be placed <br />on the west side of the new driveway to the <br />inspection facility. This should be moved to the <br />east side for better use in case of a fire. <br />e. Any curb and gutter that is removed will have to be <br />replaced using city and county standards for <br />construction. <br />f. The existing sewer and watermains were not fully <br />assessed based on the proposed new construction. <br />Assessments in the amount of $1,555.50 for sanitary <br />sewer and $1,075.13 for water will be due if this <br />property is developed as shown. <br />Parks & Open Space <br />There are no parks and open space issues related to this <br />application. <br />
