MEAM Properties /Pope Assoc., Case No. 2193 Page 6 <br />prefer to refine the standard to allow smaller signs to be <br />located closer to the right -of -way, rather than face this <br />sign to be set back another 10 feet and presumably <br />increase in size. <br />Again, we feel that this is a good location for this <br />facility, and we recommend approval. If you agree with <br />that position, we would recommend attaching the following <br />conditions of approval: <br />1. That evidence of any contamination found on the site <br />is totally cleaned up to the satisfaction of the <br />Engineering Department prior to the issuance of a <br />certificate of occupancy. <br />b 2. Plans modified to provide for trash handling in a <br />manner that is consistent with the City standard, or <br />a variance granted. <br />C 3. Final plans reviewed to ensure that all rooftop <br />utilities are screened in accordance with City <br />standards. <br />='4. Final construction drawings to be submitted to make <br />certain that none of the proposed landscaping will <br />interfere with sewer and water lines. <br />5. Erosion control plans to be prepared, reviewed, and <br />approved by the Engineering Department prior to the <br />commencement of any grading activities on the site. <br />6. Either a variance should be granted to allow the <br />location of the proposed ground sign, or approval of <br />this sign should be deferred until the new standard <br />can be modified to allow it. <br />17. The applicants must secure an easement for storm <br />sewer in the southeast corner of Lot 2. A copy of <br />this easement shall be provided to the City <br />Engineering Department prior to the commencement of <br />site development. <br />8. A performance bond or letter of credit shall be <br />submitted in an amount to be determined by the <br />Community Development Department, in an amount equal <br />to one and one -half times the value of the proposed <br />landscaping. <br />
