The s�etback originally <br />approved would <br />rema,in the <br />same., The, ramp wo�ul,d be, constructed <br />on the same fine wheire <br />a . <br />the su�rface parking was oir,iginally <br />estMblished. <br />The existing <br />landscaping on the north side of this <br />roadway, wiill <br />remai,n north <br />of the pubilic righ�t-lof-wa,y and <br />contiguous, to <br />the new ram�p., <br />Welsh Companies recently met with the neig�hbior,s, recently at <br />which time jopke <br />was ed <br />also presen�t., Welsh Compainies agre <br />to build a 10-foot hig�h <br />scrlid wooden fence along the north <br />property, line so as, to, <br />scrieen the contiguous single-family lots and <br />the old European Spa, <br />property to the north.. Thisi fence i,s to <br />extend easterly to the <br />old Snelling Avenue righ�t-olf-w,ay. Part of <br />the pu�rpose of this fence, <br />is to screen the snow removal and <br />loading' activities that <br />will occur at, the nort,hwest, corner of the <br />discount grocery store <br />site (Rainbow Foods,). This fence is also <br />intended to, screen the <br />loading area that is set oiu�t at, an angle in <br />the, back of the major <br />tenant, space slightly to the west (at the <br />lower l,evel)l., <br />this design <br />c) Condition #13 states at, materials of <br />the ramp be <br />consistent <br />with the exterior m,ateri,a,ls of the main building, that further <br />study be completed regarding the feasiblifity o�f enclosing <br />the lower <br />portion of' the north side of the rarnp, and reviewing <br />the most <br />reasonab le wall height on the upper level, <br />of the ramp <br />to screen <br />adjacent residences." As noted in Mr. <br />Dunn's, letter <br />(I t e m 3), <br />they propose to, leave the north side of <br />the ramp at <br />the lower <br />level open primarily for security reasions,.i <br />They note <br />that they <br />ha,ve met with the Chief of Police and he <br />recommends <br />this design <br />to be the best for security purposes. <br />As long as there is a <br />
