(CSM), Braun Intertec has prepared this letter requesting sponsorship <br />from the City of Roseville (City) of an environmental investigation grant that is being applied for to help <br />offset costs with environmental response actions associated with redevelopment of the above referenced <br />properties (Site). The following sections provide a summary of the proposed development and <br />associated environmental conditions and anticipated investigation costs required at the Site. <br />Proposed Redevelopment <br />The current proposed design includes the construction of the following: <br />One, 45,000 square foot grocery store; <br />One, 4,200 s.f. bank building; <br />a Two, 6,000 s.f. restaurant buildings; <br />a one, 33,000 s.f. retail building; <br />a One, 26,000 s.f. retail building; <br />One, 10,000 s.f. retail building; <br />a Two, 9,000 s.f. retail buildings; and <br />• Associated paved parking areas. <br />The total square footage of the proposed buildings is 148,200 square feet. The exact details of the <br />buildings design and orientation on the Site are still in the process of being finalized, but the proposed <br />Site layout provided in the attached figure present the working redevelopment concept for the Site. <br />Environmental Summary <br />A farmstead existed on the Site from at least the mid -1930s until the mid-1 950s when the buildings were <br />demolished and the existing Site buildings were constructed. The Site buildings have been used for <br />various purposes, including a filling station (Toll Welding Supply), truck engine repair (Cummins Diesel), <br />truck trailer terminal, parking, and repair (Indianhead), and numerous commercial tenants including auto <br />repair, painting, and printing businesses (the three mixed - tenant commercial buildings). <br />Known petroleum releases on record with the Minnesota Pollution Control Agency (MPCA) are <br />associated with the Cummins Diesel, Toll Welding, and Indianhead portions of the Site. The Site is also <br />located within an area of a regional chlorinated solvent groundwater contamination plume. <br />Celebrating 50 years of growth through service and trust <br />
