Lessee's violation of any state or federal law by such release including all attorneys' fees, <br />Costs and penalties incurred as a result thereof except any release caused by the negligence <br />of Owner 31 its employees or agents, other than such maten'als used in the ordinary course oi <br />Lessee"s business in accordance with all applicable Laws and Regulations.
