When Staff met, with the applicants several weeks <br />ago, we suggested <br />that all <br />of the parking areas should be developed <br />with new curbing <br />(where it <br />does not exist), and that the <br />setback along <br />Larpenteur should <br />be increased to 40 feet, as required in <br />the Business <br />Zone. You will <br />also note <br />that the applicants propose <br />to eliminate <br />the service drive <br />along the <br />west, side, of the building and <br />replace this <br />with grass and a <br />sidewalk <br />near the building. Additional <br />landscaping, is proposed to be <br />added ini <br />these new green spaces, which <br />should substantially improve the <br />aesthetics <br />of the site. <br />5. The engineering, re es the lack,, of curbing along the east <br />side of the parking lot. There Is, to our knowiledge, a joint easement <br />for parking between the shopping cienter and t,hel site,. Thus, it would <br />appear appropriatie to continue to merge the, parking lots as they exist. <br />
