Thus, the building is <br />setback properly and the parking 'is setback a distance of 110 feet. In <br />the proposed condition, the building will remain the same, but a part, of <br />the loading area wi,ll be moved west so as to be setback 60 feet, <br />Thus, the, proposal is within Ordinance guidelines. <br />Another prolvi,stion of' the Ordinance, Section 10.240 states that "no <br />loading berth for vehicles, over 2 ton capacity shall be closer than <br />100 feet to any residence, <br />8 districts unless completely enclosed by <br />0, <br />a build�in,g wall,si not less than feet, in height". <br />The building as originally constructed conforms to this requirement. <br />However, the two new loadi,nIg doors proposed appear to be about 8 feet <br />from the west property line (nearest, residence d1strict)* However, no <br />exact lociation for, these doors is noted on the Plans. <br />Thiere is <br />a substantial change 'in gra,de from the loading area in <br />question <br />to the <br />residential. area, to the west,, Thus, <br />to a degree, the <br />8 foot <br />elevation noted "in the Ordinance may be <br />partially fulfilled. <br />The <br />solution <br />here is in adequately landscapi , ng the <br />slope and the area <br />of land <br />bletw,eien <br />the n�ew lioading area and the residential distri ct to the west. <br />e <br />This area, was subist,antiial,ly landscapd,, but <br />tihi,s was removed <br />' <br />in the <br />process <br />of regrading the land. <br />No landscape pil,an ha,s been submitted, thou�glih the applicant notes intent <br />to accomplish such landscaping i,n a letter. <br />The engineers note in their reploIrit that there are no problems with <br />riespecit to the proposed changes on the site. The expanded loading area <br />must be in asphalt or concrete and surrounded by Poured-in-place <br />concrete curib. Drainage should be subject, to final approval by the <br />Engineering Depart,men�t. <br />
